The scheme has been designed by BHB Architects.

Nearby residential properties range from one to two storeys in height, consisting of mostly detached dwellings.

The design of the proposed development has been well considered to develop housing which compliments and suits the character of the surrounding residential properties of Hockley Heath. The style, height and housing density proposed is to that similar of the surrounding residential developments and compliments the settlement character.

The site is within close proximity to local amenities and access to public transport, residents of the proposed development would have opportunities to travel by non-car modes of transportation enhancing the sustainability of the location.

In addition to the above, the site seeks to develop affordable housing on site at a rate of 40%. This is significant given there is a nationwide shortage of affordable homes, particularly in suburban and rural areas as property prices are often greater than those in urban areas.

It can be included that Hockley Heath is a sustainable and desirable location to live, benefiting from a range of local amenities and transport links. The proposals are of a scale that is proportionate to the size of the settlement and will not have any adverse effects in terms of highway safety, amenity of neighbours, visual impact, heritage, ecology or any other environmental requirements.
