Development on an Allocated Site

The site falls within the housing allocation H18 in the adopted Warwick District Local Plan.

Warwick Council can presently demonstrate a housing land supply of 5.1 years. Whilst this is above the 5-year requirement, it is close to the limit and reliant on allocated sites such as this one coming forward for development. Development at this allocated site would contribute to the housing land supply and infill between the existing built-up area of Hockley Heath and Aylesbury Court. In so doing, it will help to safeguard unallocated greenfield and Green Belt sites elsewhere in the District from speculative development.

The housing allocation which the proposed development falls within was allocated for 20 dwellings, which was built out by Cameron Homes. It should be noted that this allocation is not a maximum and utilising the entirety of the allocated land would accord with the National Planning Policy Framework and make effective use of land whilst also supporting the housing land supply position of the Council.

The village of Hockey Heath has a number of key facilities within walking distance to the site including Tudor Grange Primary School, convivence stores, restaurants, and bus stops.

Density and housing tenure

The indicative layout demonstrates a low density of housing as preferred by Warwick Council. The indicative layout suggests 31 potential houses could be developed at the site which will be accompanied by public open space across the site.

Biodiversity and Ecology

The proposed development seeks to incorporate a range of features to increase biodiversity at the site. For example, new planting within the site will include a proportion of native species of local provenance, including trees and shrubs appropriate to the local area, including fruit and nut bearing species which will provide a seasonal food resource for wildlife. Where non-native species are proposed, these will include species of value to wildlife that will provide a nectar source for bees and other pollinating insects. Areas of wildflower grassland will also be incorporated within the site such that, in combination with new native landscape planting, opportunities for biodiversity will be maximised under the proposals. A range of specific enhancements for fauna are also proposed, including bat boxes, bird boxes, and hedgehog nest domes.
