Q. What about all the trees on the site ?

A. We’ve had all the trees surveyed by an independent Arboriculturalist and most of the trees have been found to be poor quality Poplar trees planted in a grid pattern and which have no long term prospects or amenity value. There are however some large Oak trees which are being retained as part of the development and as part of the new public open space. In addition we will also be planting lots of new trees.

Q. What about the wildlife ?

A. The site has been investigated by an independent Ecologist, you may have seen some of the strange equipment they’ve been using throughout the year. There are no protected species on site and very little wildlife generally. New habitat will be created on the open space and indeed on some of the houses in the form of bird and bat boxes. We will also incorporate new measures such as Hedgehog pathways through the new gardens.

Q. What about all the extra traffic ?

A. Before the Council allocated the site for new housing, the local highway infrastructure was studied for capacity. In addition, our application is accompanied by a Transport Assessment. Both studies have concluded that there is more than sufficient capacity in the existing highway infrastructure for this development. We will also be providing more than the minimum parking spaces for every dwelling on the site to avoid the need for on-street parking. As part of the local improvements, we will be providing a new footpath along Far Moor Lane for the entire development frontage.

Q. What about the capacity of all the local facilities such as Doctors and Schools ?

A. The planning approval for any development on this site will be accompanied by a S106 legal agreement and a Community Infrastructure Levy charge. Both of these facilities will be drawn up based on the Council’trs own assessments of the local facilities and where the development has an impact and creates a need, then legally binding financial contributions will be bound within the legal agreements.

Q. What about noise and disturbance through the construction phase ?

A. There will be some noise and disturbance that will be unavoidable but we have our own Considerate Constructors Code which goes beyond the national standards and will be strictly monitored by our Health & Safety Team. We will also expect any planning permission to restrict working hours and prevent work on Sundays and bank holidays.

Q. What about our Health and Safety ?

A. We take Health and Safety very seriously. We will provide a newsletter to local residents informing them of the start date and when any heavy operations are taking place or when local road network is being disturbed. We will also provide talks at the local schools to warn children of the dangers of building sites.

Q. What about the public footpath crossing the site ?

A. We aim to keep this open to the public as much as possible during the course of the whole development. We will only close the footpath when it is unsafe to keep it open and will then seek to provide an alternative route. The footpath cannot be closed or diverted without a separate application and notification process so you should get plenty of warning if that has to happen. The new development will provide new dwellings, railings and landscaping overlooking the footpath for almost its entire length, thus making it a safer, more secure and well-lit environment for future use. It will also link onto our new public footpath and open space network leading to our nature pond and proposed play area.

A. Sales details cannot be released until we have a planning approval and all other technical approvals are in place.
